Responses indicate that fee expectations vary with the fund strategy. Generally, the more operational responsibility taken on by a fund, the higher the fee expectation. For example, a fund that employs an opportunistic strategy must dedicate more time and personel to the mo- nitoring of development partners, construction, and the lease-up process than a fund focused on core investment.
Las respuestas indican que las expectativas de honorarios de gestores varían de acuerdo a la estrategia de cada fondo. En general, a may-or responsabilidad operativa asumida por los fondos, mayor es la expectativa de honorarios. Por ejemplo, un fondo que emplea una estrate-gia oportunista debe dedicar más tiempo y per-sonal al monitoreo del socio desarrollador, a la construcción y al proceso de arrendamiento en comparación con un fondo centrado en una es-trategia core.

Although fund strategies are not always clearly defined in Colombia, LPs do have different return ex-pectations for each strategy. Often, managers have a mix of strategies employed within a single fund – however, the market appears to show signs of specialization with new core funds, and development funds being launched.

Respondents indicated that they are invested
broadly amongst the given strategies, and that
there is still room to grow investment in real es-
tate. Further, some investors indicated that the
actual mix of investment within the strategies is
not pre-defined but is rather a function of the
investment options available.

From the investor’s perspective, the ability of managers to position assets and manage them is the most important factors in generating returns. Managers in Colombia either take an active approach to asset management by creating specialized internal management teams or they use third parties asset ma- nagement firms.
Desde la perspectiva del inversionista, la capacidad de los gestores de posicionar activos y adminis-trarlos es el factor más importante para generar retornos. Los gestores en Colombia o bien adoptan un enfoque activo de la administración de activos al crear equipos de administración internos especializa-dos o utilizan firmas de gestión de activos de terceros.
Most investors plan on investing equally within Colombia and outside the country. This marks a notable difference from 2018, when most investors said they planned on investing more outside of Colombia. This was the first year in which investors could invest legally outside of Colombia in alternative investments.
La mayoría de inversionistas planean invertir de manera equitativa en Colombia y fuera del país, o de mayor manera en fondos extran-jeros. Esto marca una diferencia notable con respecto a 2018, cuando la mayoría de los inversionistas manifestaron que planeaban in-vertir más fuera de Colombia. The experience of investors in 2018 was generally in-line with expectations, while appreciation
and transparency were identified as areas in need of improvement. Investors noted that they
wanted more transparency in the form of reporting to investors, and a clearer understanding of
appreciation/returns being reported by managers.
La experiencia de los inversionistas en 2018 estuvo a nivel general en línea con las expectativas,
mientras que temas como apreciación y transparencia se identificaron como áreas por mejorar.

Real estate funds continue to grow in Colombia, but at a slightly decreasing growth rate. This is due to less fund raising during 2017-2018, and also the lack of investment-grade assets available for purchase. LOGAN notes the following trends:• Consolidation: Real estate funds are actively looking to purchase other funds that have reached
their maturity or that are having difficulty fund raising.• Development: New development focused funds are being launched (Sura Asset Management,
CCLA /Nomad Living, Yellowstone/ Amarilo, among others)• New Asset Types: Healthcare, Multifamily, Student Housing, Senior Living, and Education are
sectors that will see increased interest as alternatives to highly competitive traditional asset classes.
• Fund raising from individuals: Managers are using existing retail banking and wealth manage-ment platforms to raise funds directly from individuals/ small investors. This will increase the capitalization of the market and make it more liquid.

Larger investment funds are more broadly inves-
ted across the country. This is due to their invest-
ment in industrial, retail, and hospitality sectors,
which tend to be more geographically diversi-
fied. Smaller funds are more focused on invest-
ment in Bogotá (most diversified market), often
in core assets which require less management.
Los fondos de inversión más grandes están
diversificados más ampliamente en todo el
país. Esto se debe a su foco de inversión en
los sectores industrial, comercio y hotelería,
que tienden a estar más dispersos geográfica-
mente. Los fondos más pequeños se centran
más en Bogotá (el mercado más diversificado),
a menudo en activos básicos que requieren de
menor gestión.

The offfice and retail sectors have captured the majority of investment, while industrial has been gaining significant traction with activity in build-to-suit logistic facilities. Special-use investment, which includes hospitality, student housing, health-care, and education, among others, should in-crease over time – as the assets are generally large (specifically, healthcare and education).
Los sectores de oficinas y comercio han capta-do la mayor parte de la inversión, mientras que Industrial ha estado ganando terreno con activ-idad en instalaciones logísticas build-to-suit. La inversión en usos especiales como hoteles, resi-dencia estudiantil, atención médica, autoalma-cenamiento y educación, entre otros, debería aumentar con el tiempo, ya que los activos son generalmente grandes (específicamente salud y educación).

GOING IN CAP RATE EVOLUTION BY SECTOR /EVOLUCIÓN DE LA TASA DE CAPITALIZACIÓN DE ENTRADA POR SECTOR
CAP rates have shown slight decreases or remained steady during 2018. LOGAN believes more competition amongst funds and lower rental growth expectations have had offsetting effects on rates. Retail rates have been lowest and impacted by retail bank locations and retail portfolios (Viva and Unico) being transacted. Industrial rates generally have been stable as transactions generally reflect single-tenant, long-term leases, adjusting by inflation.
Las tasas de capitalización han mostrado ligeras disminuciones o se mantuvieron estables durante 2018. LOGAN cree que más competencia entre los fondos y menores expectativas de crecimiento de las rentas han tenido efectos compensadores en las tasas. Las tarifas de comercio han sido las más bajas e impactadas por las ubicaciones de sucursales bancarias y la comercialización de portafolios (Viva y Único). Las tasas industriales en general se han mantenido estables, ya que las transacciones generalmente reflejan arrendamientos a largo plazo de único inquilino, ajustados por inflación.

EVOLUTION OF CAP RATES AND BOND YIELDS/EVOLUCIÓN DE TASAS DE CAP Y RETORNOS DE BONOS
DEVELOPMENT FUND MARKET CAP/CAPITALIZACIÓN DE MERCADO DE FONDOS DE DESARROLLO
The CAP rate spread over Colombian 10-year government bonds recently has been about 2%, which
represents the premium investors receive for investing in real estate versus local Colombian bonds. The
spread appears to have normalized after tightening in 2017, when a decrease in oil prices and a
deteriorating government fiscal situation resulted in an increase bond yields. Average CAP rates were
largely unaffected during that period, as real estate investors appeared to view the change in interest
rates as temporary.
La dispersión en la tasa de capitalización sobre los bonos gubernamentales colombianos a 10 años
ha estado recientemente alrededor de 2%, lo que equivale a la prima que reciben los inversionistas por
invertir en bienes raíces frente a los bonos locales colombianos. El diferencial parece haberse norma-
lizado luego de una caída en 2017, cuando una disminución en los precios del petróleo resultó en
un aumento temporal de la inflación y de la tasa de los fondos federales, y en consecuencia una baja
de la calificación crediticia de los bonos colombianos. Las tasas de capitalización promedio no se
vieron afectadas en gran medida durante ese período, ya que los inversionistas generalmente tienen
una perspectiva de inversión en bienes raíces a largo plazo y reconocieron el cambio en las tasas
como temporal.
There appears to be a lack of quality investment opportunities in residential development,
as funds have large amounts of commitments which have not been invested. According to
some managers, there is a lack of entitled land which has affected the ability of developers
to build housing – especially in the VIS and VIP sectors. Some large developers have lined
up long-term pipelines of macro projects and raised significant funds to develop them in the
coming years.

ya que los fondos tienen grandes cantidades de compromisos que no se han invertido. Según

Residential development funds are mostly invested in Strata 4 and VIS housing in primary cities. There
has been a trend of residential funds raising funds locally, rather than from foreign sources. This is due
to evolution of the market and lower return requirements of local investors who do not have to price
currency risk into their required returns.

Ha habido una tendencia por parte de los fondos residenciales de recaudar fondos localmente en

As a case study, LOGAN analyzed a ground-up office development, the required returns of respondents (IRR/TIR), and the source of value returned to investors through cash flow yield and appreciation %. Each phase of development (bottom axis) was compared with the corre-sponding investment strategy. Core strategies look to control risk and focus primarily on value generated by cash flow.
Como caso de estudio, LOGAN analizó el de-sarrollo de un proyecto de oficinas desde cero, los rendimientos requeridos de los encuestados (IRR / TIR) y la fuente de valor devuelta a los inversionistas a través del rendimiento de flujo de caja y el porcentaje de apreciación. Cada fase de desarrollo (eje inferior) se comparó con la estrategia de inversión correspondiente. Responses indicate that CAP rates have remained stable. Retail CAPs have dropped from the noted in-
crease in 2018 (due to a slump in retail sales, consumer confidence). Perceptions of CAPs in full-service
hotels also have dropped, likely due to the major increase in 2018 of foreign tourist arrivals and subse-
quent increases in occupancy and RevPAR (Cartagena). Managers are becoming more familiar with
multifamily as an asset class – and seem to recognize it as in-line with the other standard property types.

Discount rate responses generally have remained stable from 2018. We believe that there could be
slight decreases in discount rates evolving due to the following:
• Increased participation from individual retail investors. These investors appear to be more
flexible in terms of investment return than traditional institutional investors.
• Continued strong investment interest between funds for stabilized assets.
• Decline in cost of capital driven by declining loan interest rates and the emission of bonds.

considera que podría haber ligeras disminuciones en la evolución de las tasas de descuento debido

CAP rates responses plus rental growth expectations are compared with discount rate responses in the
graphic. Generally, the latter appears to be consistently lower – which could indicate that either CAP
rates or rental growth are over-estimated, or that discount rates are under-estimated. Generally, howe-
ver, the average discount rate responses for the majority of assets classes declined from last year.

CONSTRUCTION DISCOUNT RATE /TASA DE DESCUENTO DE CONSTRUCCIÓN
Construction discount rate responses have shown decreases in retail and industrial. We believe that
uncertainty has subsided in the retail market – consumer confidence and sales have rebounded from
2017-2018. The decrease in industrial discount rate expectations, we believe, is due to more funds
becoming familiar with the industrial build-to-suit model. They recognize that no lease-up risk and limited
construction risk is undertaken in such transactions. Some respondents commented that they consider
solid build-to-suit projects as having the same required discount rate as a stabilized property purchase.
Las respuestas sobre tasas de descuento de construcción han mostrado disminución en comercio e
industrial. Creemos que la incertidumbre se ha reducido en el comercio minorista: la confianza del
consumidor y las ventas se han recuperado con relación al periodo 2017-2018. Se considera que la
disminución en las expectativas industriales se debe a que más fondos se están familiarizando con el

CONSTRUCTION RISK PREMIUM /PRIMA DE RIESGO DE CONSTRUCCIÓN
The difference between stabilized discount rate responses and construction discount rate responses is
shown in the graphic. The spread indicates precieved risk of the construction and lease up process.
Industrial spreads are shown to be lowest – due to absence of lease-up risk/limited construction risk,
and multifamily shows the largest spread. We believe this illustrates the high percieved risk associated
with building and leasing up a multfamily project (we believe this is due to a lack of understanding of
this new asset class).
En el gráfico se muestra la diferencia entre las respuestas sobre tasas de descuento para activos esta-
bilizados y para construcción. Esta diferencia representa el riesgo de construcción y de absorción. La
diferencia más baja se muestra en el sector industrial, debido a la ausencia de riesgo de arrendamiento
y al limitado riesgo de construcción, mientras que la vivienda para renta muestra la mayor diferencia.
Se considera que esto ilustra el alto riesgo percibido asociado con la construcción y el arrendamiento

Risk premium responses are generally stable from 2018 – and there appears to be less variation in re-
sponses. Respondents also noted that hotels and industrial projects do not always include risk premiums.
Top logistics and hotel markets are often not in top tier cities – and their underlying rental growth/income
is based on the country-wide economy (logistics) or an external foreign source of income (hospitallity)
and is not based on the volatility of the economy where the asset is located.

Residential discount rate expectations have shown
to be decreasing in the lower socio-econom-
ic ranges. According to sources, this is due to
the strong and consistent consumer demand for
such projects, the consistent government support
through subsidy programs, and change in income
tax treatment of low-income housing projects.
Las expectativas de tasa de descuento residencial
han mostrado estar disminuyendo en los rangos
socioeconómicos más bajos. Según las fuentes,
esto se debe a la fuerte y consistente demanda de
los consumidores para tales proyectos, el apoyo
gubernamental constante a través de programas
